Town Square Mortgage “21-Day Close Guarantee” Disclaimer


Eligibility requires a Fast Track approval, meaning the borrower has submitted all their income and asset and credit documentation and received a conditional approval from an underwriter prior to contract execution. Available only for FHA and Conventional purchase transactions. Excludes all USDA, Bond, Broker, Down Payment Assistance, VA Loans and Jumbo Products and loans with second liens. “21 Calendar Days” excludes national holidays. No changes in the Purchase Contract after submission of conditions for clear to close; seller cooperates with scheduling the closing and appraisal inspection without delays, and appraisal value is at or above the sales price and not subject to repairs. No condos, rural or unique property types (including manufactured homes). Borrower must submit all requested documentation within 24 hours of requested time (including Homeowners Insurance). Payment will be made via a contract extension at a $125 per diem (maximum reimbursement of $1,000) charged from seller to buyer, and Town Square Mortgage & Investments, LLC will pay the buyer for the per diem. Delays in services provided by third parties excluded. For FHA purchase transactions, seller must have owned the property for at least 180 days at the time of contract. Offer null and void if either the seller or borrower extend the closing date, except in conjunction with this program, or the closing does not occur on the contract closing date due to events outside the control of Town Square Mortgage & Investments, LLC, including inclement weather, natural disaster or other catastrophic events. The loan must close with Town Square Mortgage to be eligible for the 21-Day Close Guarantee.
